James Lagergren inspected a home we were buying May 14th. I have not hired a lot of inspectors in the past. His price was a bit higher than my previous inspector, BUT his inspection report was great! It was detailed with description and photos, he brought his own ladder to climb on the roof and used tools to get much thorough inspection in the structure integrity of the home. As I mentioned to James finally decision was coming close, he had the report to me the next day. Money was well spent for his service. Thank you James.

James was great. His eye caught the tiniest details from drip marks on the skylight to a termite wing in the window sill. Sleuthed out a simple fix to a broken jet tub. He really knows how to use his infrared camera to find what the naked eye can’t see. Where there was damage, he recommended reasonable fixes. When structures like the roof were in great shape, he offered advice on maintenance to keep it that way. The 60-page inspection report came later that evening! I’ll use this document as my primary maintenance reference for years to come. Sharp, knowledgeable, affable, very reasonably priced, it was a pleasure to work with James.
James was professional from first contact to getting into my home. 🏠 This purchase is the third home that I've bought and the experience was a bit different from the last two because I'm retired now and this is the last home I'll probably own. He was not the least expensive inspector, my Realtor suggested two other inspectors, one charged about the same and was local; the other had to take a ferry from Whidbey Island and was significantly cheaper (seemed like a poor decision). I was surprised when my agent had not heard of James given the number of glowing reviews here. The report was detailed (about 60 pages and state of the art) and helped me understand how seemingly small items in sequence lead to some of the homes larger problems. I decided not to use the report to negotiate but was grateful for the referral to the local home builders association as a place to start out to find reputable tradespeople - the best catch was a skylight that leaked but it only showed when he used his infrared camera! I interviewed 3 contractors and when I gave him my report from New York he told me that I was lucky and happened to chose one of the best home inspectors in the State! If anyone is out of the state and wants an accountable, professional home inspector James and Rainshadow are my choice!
James is an amazing home inspector, catches everything and takes the time to inform about the issues. Really knowledgeable about homes and inspections. Rainshadow Home Inspection was one of the inspection services recommended by our realtor. James did a thorough inspection of the house, providing a detailed explanation as he assessed each area of the home. I appreciated the level of detail he provided, speaking in terms the average person can understand. We needed the report later that day and it was sent to us by 1:00pm. A few weeks later, when the flooring installer had some concerns about a high moisture reading in one area of the house , James crawled under the house to investigate.
